THIS NOTICE OF SALE OF REAL ESTATE IS HEREBY GIVEN pursuant to Chapter 34 of the Texas Tax Code, and Rule 21a of the Texas Rules of Civil Procedure. By virtue of an Order of Sale issued, and associated Judgment rendered, by the Honorable 400th Judicial District Court of Fort Bend County, on February 11, 2020, in Cause No. 19-DCV-258558, captioned Tarpon Hunters, LLC vs. George Andrew Collins aka George Collins, Jr. et al, I, acting as Sheriff/Constable of Fort Bend County, Texas, did, on the 27th Day of May, 2020, in my hands for service, levy on certain Real Estate ("Subject Property" ), as the property of the Defendant(s), George Andrew Collins aka George Collins, Jr., situated in Fort Bend County, Texas, described as follows:

LEGAL DESCRIPTION: 0058 I MCGARY, ACRES .345, (88.28 X 87.51 X IRR); and being more particularly described as The Southwest ½ of a 0.689 of an acre of land in the Isaac McGary League, A-58, in Fort Bend County, Texas, and being part of a called 1-1/4 acre tract (actually 1.195 acres as described by survey) which was awarded to said Rhoda Scott Collins in Cause No. 16,339 in the District Court of Fort Bend County, Texas, and shown of record in Volume 164, Page 567, of the Deed Records of Fort Bend County, Texas, and which 0.689 of an acre is described by metes and bounds as follows:

FOR CONNECTION BEGIN at an iron pipe found in the East line of Lum Road marking the West comer of the Green Subdivision;

THENCE North 60 degrees East, along the Northwest line of a 15 foot alley a distance of 432.3 feet to an iron pipe set for the South comer of and place of beginning for this tract;

THENCE North 29 degrees, 29' 20" West, 165.4 feet along a fence line to an iron pipe set for the West comer of this tract;

THENCE North 56 degrees 50' 40" East, 86.3 feet along the Southeast line of US Highway 59 (100 feet wide) to a point for the North comer of this tract;

THENCE Southeasterly approximately 175.02 feet to a point on the South line of this tract and the South line of the .689 acre tract said point being North 60 degrees, East 90.25 feet from the South comer of this tract;

THENCE South 60 degrees West, 90.25 feet along the Northwest line of said 15 foot alley to the Place of Beginning;

STREET ADDRESS: 13317 Highway 59, Kendleton, Texas 77451; and

TAX ACCOUNT NO.: 0058027100010908.

Pursuant to said Judgment Plaintiff, Tarpon Hunters, LLC, was awarded $31,938.05 plus post judgment interest of 17.989% per year and costs of court and sale.

On the 1st day of September, 2020, the first Tuesday of the month, between the hours of 10 a.m. and 4 p.m., at the first floor meeting room, Fort Bend County Travis Building, 301 Jackson Street, Richmond, TX 77469, Richmond, Texas, by virtue of said levy, Judgment and Order of Sale, I will sell the Subject Property to include all right, title and interest of the Defendant(s) listed in the Judgment in the Subject Property at public venue, for cash, to the highest bidder, in compliance with the law

Property is sold with all encumbrances and liens affixed thereto. All sales are final.
